A national class action settlement transformed the traditional compensation structure in residential real estate starting on August 17, 2024. This shift means that sellers will no longer offer a set compensation to the buyer’s agent through their listing broker. Instead, all agents representing buyers must have a written agreement with the buyer outlining compensation and terms before showing any homes. The change creates a more transparent and competitive environment in real estate transactions.
These agreements are negotiable and include such terms as compensation, duration, search geography, type of home, exclusivity, and our fiduciary duties to you.
This term will be set out in our written buyer agreement. We can discuss how long you would like to work together and ensure you feel comfortable with that arrangement.
You can pay us directly, or you can also ask the seller to pay your broker’s compensation as part of your purchase offer.
We stay informed of all current inventory by utilizing the MLS as a tool, previewing new listings during Broker’s Tour. More importantly, our relationships with other local agents allow us to stay abreast of coming soon and off-market listings. Buyer Representation Agreements also allow us to solicit and find potential sellers.
We respect your time and use your preferred methods and cadence of communication. Previewing properties that fit your search criteria to save you time. From there we manage the transaction, completing the paperwork accurately and on time. We will be realistic and transparent with plenty of guidance, patience, and empathy along the way.
While homes are available year-round, inventory (and demand) is highest in the spring (February-May) and fall (late August-November). However, slower months with less inventory can offer buyers more leverage.
Different agents employ different pricing strategies. Auction pricing tends to garner multiple offers over asking price, while market pricing (transparent pricing) places the list price right where the agent thinks it should sell, and premium pricing uses an aspirational price for a unique home that is hard to value. Our expertise lies in determining which strategy is being employed and assessing the accurate value of the home.
In general, you will want to avoid the following which could put your loan approval in jeopardy – a reduction in household income, making other large purchases, co-signing or applying for other loans or lines of credit, moving funds, losing credit accounts, and paying off debt (unless a lender requirement).
Our goal is to protect your capital investment and mitigate risk. Ignorance is not bliss when it comes to a real estate transaction.
We review seller disclosures carefully to give you an accurate picture of the home’s condition, informing you of any red flags.
We also use home inspections to help uncover things that a seller may not have been aware of, or other items that are not physically visible. A professional, licensed home inspector will identify potential problems with foundation, roofing, plumbing, heating, electrical, pests, mold, etc. and flag any potential issues. We will thoroughly review these reports, inform you of any problems, recommend additional inspections if needed, investigate the costs to repair, and advise on how that should affect your offer.
Factors like location in a designated fire or flood zone, dated electrical systems, wood shingle roofs, and home age all factor into getting your home insured. We will make you aware of any risk factors ahead of an offer and connect you with reputable insurance brokers who are familiar with the challenges in our market.

Proof of funds and mortgage pre-approval documents are essential as part of the offer. You must also be prepared to wire your earnest money deposit within 1 to 3 business days of your offer being accepted.
A counteroffer is a response to an initial offer. It means some of the terms of the original offer are being changed. Those terms could include price, length of escrow, contingencies, rent back requests, etc.
Typically loan fees, property taxes and/or HOA dues (prorated and current), recording fees, title fees, transfer tax, home warranty, and other prepaid fees are included in closing costs. We can provide specific numbers before making an offer.
